About WARMC
WARMC Overview
The Woolwich Aresenal Residents Management Company ("WARMC") exists as the management company of the first phase of the Royal Arsenal development by Berkeley Homes, and is made up of the Heritage Buildings (Buildings 20,21,22,23,36,37,45,46,47,48,49) as well as Building 50 and the houses next to Wellington Park. WARMC was set up as a residents’ management company in 2002; however, to date, residents have not taken the directorship of the company. The company currently has directors appointed by Berkeley Homes and its main purpose, in practice, has been to appoint our managing agent.,
During 2025 a group of leaseholders have been working to understand how the company works in practice. In June 2025 we engaged positively with Berkeley Homes, who have welcomed a transition to a resident-led board of directors and requested Rendall & Rittner (R&R) to work with us on this transition.
Update: Meeting on 14 November 2025
On Friday 14 November 2025 a meeting was held at the R&R office above the Concierge between leaseholder representatives, Berkeley Homes and Rendall & Rittner to discuss the transition to a resident-led board.
- R&R and Berkeley Homes both confirmed their commitment to assisting with the transition.
- Berkeley Homes requested to remain involved by continuing to attend building inspections, site visits and regular meetings with WARMC and R&R.
- Berkeley Homes will continue to arrange Buildings Insurance for WARMC buildings in their role as freeholder.

Help lead WARMC as a resident director
We are seeking leaseholders willing to join a new resident-led board for WARMC. You will work closely with Berkeley Homes and Rendall & Rittner throughout the handover and provide long-term oversight of the estate.
Responsibilities
- Working with Berkeley Homes and R&R during the transition.
- Building an effective ongoing working relationship with both organisations.
- Carrying out the duties of a director once appointed.
Candidate requirements
- Must be a current WARMC leaseholder and Member.
- Must have available time for meetings and governance work (minimum 4 hours per month).
- Director experience is helpful but not required.
The EGM to appoint resident directors is planned for early 2026. If you want to help shape the future of the estate, we encourage you to get involved.
Example resident-led board structure
The roles below illustrate how responsibilities can be shared across the resident-led board. Individual directors may cover more than one area depending on skills and availability.
Chairperson / Vice Chairperson
Oversees operations and governance, acts as the main point of contact for the managing agent, and is actively engaged in site visits.
Finance Director / Assistant Finance Director
Reviews financial reports, cashflow and debtor analysis, and year-end accounts, providing scrutiny and assurance on service charge expenditure.
Compliance Director
Monitors fire risk assessments and health & safety documentation, ensures maintenance and compliance contracts are in place, and that SLAs are met for unit sales and WARMC membership updates.
Resident Liaison Director
Gathers feedback from residents and owners, ensures concerns are addressed, and maintains regular communications to keep residents informed and involved.
Major Works Director
Leads engagement on major works projects, working with the managing agent, Berkeley Homes and contractors on scope, timing and impact.
Contractor Procurement & Tendering
Oversees contract renewals and tendering exercises, ensuring fair procurement processes and value for money for the estate.

How Will a Resident Led Board Function?
The resident led board will work alongside Rendall & Rittner and Berkeley Homes to provide ongoing oversight and direction. Monthly operational meetings with the managing agent as well as being involved in quarterly financial meetings. In addition the board will meet regularly during the year. Note that during the first year the workload will be more involved as we grow our understanding of how WARMC is currently managed.
- Monthly meetings with the management agent to review operations, performance and key issues.
- Quarterly financial meetings to review budgets, expenditure, reserve funds and service charge performance.
- Regular review of compliance, building safety and major works planning.
- Ongoing communication with residents to gather feedback and share updates.

Our aim is to hold an EGM in early 2026 where Members will vote to appoint resident directors to the WARMC board.
